The Straight Price Promise

Some of the big, faceless quick-sale firms offer a high price to win you. Then, once you've told the family, booked the van and you're counting on the money, they knock it down just before the finish line.

I won't. The price we agree once your house has been seen is the price you get. If I lower it or pull out, for any reason other than a legal or structural problem with the house that none of us knew about, I'll pay your solicitor's bill in full.

Why I can keep it. Every house is seen in person before I offer, by me or my trusted builder. And I buy with private money, so there's no surprise survey and no mortgage lender to change their mind.

Will you offer me a silly price?

My price will be lower than an estate agent's asking price, and I won't pretend otherwise. But it's real. You'll have the money in weeks, with no fees, no chain and no sale falling through.

Nearly one in four agreed sales falls through at least once.Source With me, the house has already been seen and the money is already there, so there's no buyer's mortgage to collapse.

Each offer comes with a short note on how I got there, and my Straight Price Promise means the number doesn't drop at the last minute.

Wouldn't an estate agent get me more?

They might quote more. But the asking price isn't what you walk away with. Take off their fees, the months of mortgage, council tax and bills while it sits on the market, and the risk of the sale falling through.

How quickly can you do it?

The Fast-Track Price completes in 2 to 3 weeks. Because I buy with private money and no mortgage, I can complete in under 14 days when the legal side is straightforward.

There's still a good tenant in. What happens?

I usually only buy houses once they're empty, and here's why. Every house I buy gets the same high-standard refurbishment, and I can't do that properly with someone living there.

Once it's done, the rent is higher than most existing tenants would want to pay, or could afford. So staying on rarely works out well for them.

If your tenant is moving on anyway, we can agree the price early, and I complete once the house is empty. If you'd rather keep your tenant in, that's completely understandable. I'll introduce you to a trusted contact who looks for buyers happy to keep them.

Do I need to do anything to the house first?

No. No repairs, no cleaning, no decorating. If there's furniture or rubbish left behind, I can clear it for you at no cost.

Will I pay any fees?

No estate agent fees, ever. Use my recommended solicitor and I pay your up-front costs at the start, then pay you back the rest of their bill after completion.

If you'd rather use your own solicitor, that's fine too. You'd just cover their fees yourself.

You live in Exeter. How do I know you'll see it through?
