Terms

Starter version. These terms are a plain-English starting point. Please have them checked by a solicitor before relying on them.
Who we are
This website is run by Parker Living Limited, a company registered in England and Wales. You can reach us at ed@parkerliving.co.uk.
What this website is for
This website explains how we buy houses in the north east of England, and lets you ask us about selling yours. Using the website or asking for offers does not commit you to selling, and does not commit us to buying.
Our offers
- We only make offers after the house has been seen in person, by us or our trusted builder.
- Offers are made in writing and are subject to contract. Nothing is binding until both sides' solicitors have exchanged signed contracts.
- Example prices on this website are real past examples, shown to explain how our two offers work. They are not a valuation of your house.
The Straight Price Promise
If we lower our agreed price or pull out of a purchase for any reason other than a legal or structural problem with the house that neither side knew about when the price was agreed, we will pay the seller's solicitor's bill for that sale in full. The exact wording will be set out in writing with your offers.
Solicitor's fees
If you use our recommended solicitor, we pay the up-front costs at the start and pay back the rest of your solicitor's bill after completion. If you use your own solicitor, you pay their fees yourself, except where the Straight Price Promise applies.
The calculator
The calculator on this website is a rough guide based on the figures you give. It is not a valuation, and not financial, legal or tax advice. Please take your own advice before making decisions about your house.
Tenants
We only complete on houses that are empty. Any tenant must be given notice through the proper legal route. We do not give legal advice on ending a tenancy, and you should get official advice before doing so.
Our liability
We take care to keep this website accurate, but we cannot promise it is always complete or up to date. Nothing in these terms limits any liability that cannot be limited by law.
The law that applies
These terms are governed by the law of England and Wales, and the courts of England and Wales will deal with any dispute.
